QuadReal’s Accountant Rotational Program is designed to help future CPAs build their skills through meaningful, hands-on experience. Participants will expand their knowledge and networks while advancing along the CPA path.

What the program includes:

  • Tailored Rotations (3 x 8-month rotations): Immerse yourself in various aspects of accounting, including Property and Development Accounting, and Corporate Accounting. Each rotation provides insights into the unique responsibilities of each team and their contributions to the organization’s broader success.

  • CPA Support: Benefit from the guidance of colleagues who have completed their CPA requirements, assisting you in exam preparations as you continue your CPA journey.

  • Meaningful Work: Engage in a variety of tasks that will contribute to the development of key competencies, such as professional values, problem-solving, self-management, communication, and teamwork.

What You’ll Experience:

  • Property Accounting: Produce monthly financial statements according to IFRS or as specified by client policy/requirements and other supplementary reports as required. Responsible for the portfolio’s monthly and annual reporting cycle, including expense and revenue accruals, capital amortization, monthly deadlines, and year-end budget process. GSP reconciliation, bad debt. Process leasing and recoveries, including lease review, interpretation and application of relevant classes, straight in line rent, and operating cost recoveries. Complete year-end operating cost adjustments and tenant billings.

  • Development Accounting: Oversee all accounting functions for development projects, including setting up and maintaining budgets, costs and financial reports. Assist in the design and implementation of internal controls for development activities. Prepare monthly financial reports, providing timely and accurate analysis of financial results and industry regulations. Liaise and work closely with the development teams, including attending project status meetings and providing financial updates. Prepare GST returns, tax compliance tasks, and costing and profit reporting and recoding for individual residential unit sales.

  • Corporate Accounting: Assist with full cycle day-to-day revenue functions such as preparation of revenue invoices and record revenue accruals, maintaining the accounts receivable subledger, cash applications. Support the team in the preparation of the company’s quarterly and annual management reporting and financial reporting under IFRS. Assist in the annual internal/external audit process, including but not limited to creating working papers. Assist with variance analysis reviews of financial results.

  • Investment Accounting: Record and ensure completeness and accuracy of daily investment transactions and activities. Assist in performing daily Net Asset Value responsibility check and preparation of weekly cash reports and bank reconciliations. Perform tasks such as valuation and FX roll-up entries for pooled funds and stopper entitles. Support in the completion of monthly and quarterly management reporting in a timely and accurate manner. Assist with financial statements preparation in accordance with policies and established standards. Reconcile shares, holdings and transaction for pooled funds, and segregated holdings at each month end.

What You’ll Bring:

  • A bachelor’s degree in Finance or Accounting from an accredited institution (to be completed no later than June 2025)
  • Previous internship or work experience in Finance/Accounting internship experience (private or public practice) is preferred
  • A strong academic record with a solid GPA
  • Currently pursuing or considering a CPA designation
  • Proficiency in Excel, Word, and other MS Office programs; Intermediate to advanced skills preferred
  • Working knowledge of Power BI is an asset
  • Experience with Yardi is considered beneficial but not required
  • A solid understanding of accounting principles and concepts
  • A high level of motivation, self-initiative, a commitment to learning and professional development
  • Strong analytical, problem-solving, and critical thinking skills

  • Graduation by June 2025 (prior to the start of the program) or within 12 months of graduation

The expected annualized base salary range for this role is $67,000 - $73,000.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
